Gilbert carries the old nickname "Hay Shipping Capital of the World" from its farming-and-railroad decades in the early 20th century, when the Eastern Canal and the Roosevelt Dam brought irrigation water to what had been a scattering of homesteads. The town stayed a small farm community for most of the 20th century before a 1970s strip annexation set up the explosive growth that followed — today Gilbert is an estimated 287,000-plus residents (per the U.S. Census Bureau's 2025 vintage estimate) and one of Arizona's most populous municipalities. Downtown, the Heritage District has run as a formal redevelopment area for close to three decades, and it's currently in the middle of a real construction wave: Heritage Park's mixed-use retail and apartment project broke ground in 2025, The Gilmore is bringing a grocery-anchored retail and residential project to Val Vista Drive and Germann Road, and The Ranch is adding a large mixed-use and light-industrial development on Gilbert's east side.
