Chandler, Mesa, Queen Creek and Gilbert sit right next to each other on the map, but each has a genuinely distinct history, scale and character. None of that is a reason to favor one over another for a renovation or construction project — it's just useful context, especially for a builder, property manager or homeowner working across more than one of these communities.
Mesa was incorporated on July 17, 1878, making it by far the oldest incorporation among Gilbert's East Valley neighbors — it began as a single-square-mile townsite. Today, Mesa's 2025 population estimate stands at 513,656, making it Arizona's third-most-populous city, behind only Phoenix and Tucson. Mesa operates under a mayor-council government with a city-manager structure established by its 1967 City Charter, and it's home to over 40,000 college and university students, the Mesa Arizona Temple (one of the earliest LDS temples outside Utah), Boeing's AH-64 Apache helicopter manufacturing facility at Falcon Field, and Red Mountain Park, at 1,146 acres the city's largest park.
Chandler was incorporated on February 16, 1920 by the Maricopa County Board of Supervisors, and it's named for Alexander J. Chandler, a Canadian veterinarian who began developing an 18,000-acre town-site in 1912. The 2025 population estimate is 278,748 (up from 275,987 at the 2020 Census), making Chandler Arizona's fourth-most-populous city. It's a genuine tech and corporate hub today, home to major employers including Intel, Northrop Grumman, Wells Fargo, PayPal and Boeing, and it hosts the annual Chandler Ostrich Festival. Chandler also has the highest percentage of Asian residents of any city in Arizona, and it operates under a council-manager government.
Queen Creek was incorporated on September 5, 1989, and its recent growth numbers are dramatic even by East Valley standards: a 2025 population estimate of 87,006, up from 59,519 at the 2020 Census — a 46.2% five-year increase, following 125.8% growth across the entire 2010s. Queen Creek spans both Maricopa and Pinal counties and annexed the Ironwood Crossing neighborhood in 2018. It has repeatedly ranked among Arizona's, and the nation's, fastest-growing towns in 2025 reporting.
Gilbert was officially incorporated on July 6, 1920 — the same year as Chandler. It's legally classified as a "town" rather than a "city" under Arizona municipal law, even though it operates at the scope and complexity of a major suburb. Gilbert operates under a council-manager form of government: a seven-member Town Council, all elected at-large rather than by district, sets policy, while a professional Town Manager runs day-to-day operations. The Census Bureau's most recent Vintage 2025 estimate puts Gilbert's population at 287,285, making it Arizona's fourth-most-populous municipality — and, per its own remarkable growth story, a decade (2000–2010) in which it was the fastest-growing incorporated place over 100,000 population anywhere in the United States.
Every one of these four communities has its own mix of older established neighborhoods and active new-construction growth corridors, and every one of them has real local rules — dust-control permitting under the Maricopa County Air Quality Department, Arizona 811's two-working-day digging notice, and each city's own residential waste and right-of-way rules — worth knowing before a project starts.
